JLL is seeking a Mechanical Planner to join our team! The incumbent is required to coordinate planning, implementation, documentation, and follow-up of all tasks required for a building based maintenance team. This includes interpretation of data from the CMMS work order system; plan all mechanical maintenance repairs to equipment and buildings. Have necessary skills to communication with M&O department representatives, and all internal and external customers in a GxP environment by ensuring all service activities and documentation is complaint with good documentation practices, quality compliance requirements, and applicable standard operating procedures. Support Pharmaceutical/Biotech goals and departments business initiatives.

Position Summary

The Mechanical Planner is the initial point of interaction between the JLL Facility Maintenance Operations and their clients.  The role of the Maintenance Planner is to ensure that all required work, repairs and preventive maintenance activities for the facility occur in a timely, efficient and cost-effective manner with minimal impact and disruption to the overall facility operations.  The Planner is responsible for meeting with each client to define the scope of work and then determines the skills and time required, and acquiring the tools and materials necessary to complete each job.

Primary Duties:

Respond to all work order requests and interact with clients to define the scope of the work Involved, offering suggestions and alternative solutions which will meet the client’s needs.  Prioritize and schedule projects for the site, estimating time, materials and cost associated with each work order. Acquire the materials needed through the preparation and submittal of material requests, ensuring that prompt service is provided and each work order is expedited as quickly, efficiently, and cost effectively as is possible. 

Enter the work order details into the CMMS system, developing PM checklists for use.  Maintain equipment identification inventories and assign identification numbers on all equipment within the facility. This planning process involves the following steps:

·  Physical inspection of the job location and equipment
·  Definition of the scope of work
·  Determination of the crafts and crew size required
·  Identification on of materials needed, quantities, full descriptions and availability
·  Identification and acquisition of any specialized tools or equipment required
·  Development of standard craft time data
·  Inclusion of additional variables such as job/site preparation, travel, breaks, etc.
·  Scheduling of the work after consulting with production and supervision
·  Using validated CMMS
·  Maintain workload backlog
·  Maintain PM schedule
·  Maintain equipment history
·  Provide work planning function for a self-directed work team
·  Provide logistical coordination with other stakeholders (i.e. storeroom support, materials, customers, security, and predictive maintenance)
·  Intermediate to high computer skills necessary to access CMMS work order system, update equipment history, and access parts/material inventory management system
·  Provide input to department quarterly report
·  Support EHS team to fully comply with all EHS programs requirements, and assist with any technical issues arising from an incident, near miss, good catch, investigation or other circumstances
·  Coordinate proper safety permitting and provides control of shutdowns, startups, and building services in support of building projects
·  Communicate clearly, understand and acknowledge verbal instructions, and be able to read and interpret work from drawings, written work orders, sketches, blueprints, and technical manuals. Estimate work-order completion times and compare to actual
·  Present performance data to maintenance teams regularly
·  Comply with all GMP and Non-GMP requirements of the client contract and meet or exceed key performance indicators
·  Perform other job-related duties and special projects as requested

Training & Education Preferred:

·  A high School degree is required along with the successful completion of an apprenticeship from a trade school of recognized standing with a concentration in one of the above trades.
·  Associate Degree or Technical School equivalent is preferred.
·  Proficiency in various computer programs such as Maximo, MS Word, Excel, Project, Outlook, etc

Prior Experience Preferred:

·  Position requires a minimum of 5 years’ experience in Facility maintenance with emphasis in electrical, mechanical, pipefitting, and/or HVAC trades. 
·  5-10 years’ experience working multi-trade environment and maintaining an R&D facility.
·  Pharmaceutical/BioTech manufacturing research facilities experience is preferred.
