Job description



The Planner/Scheduler is responsible for providing planning and scheduling support for all maintenance activities. This position is a Subject Matter Expert (SME) of the Computerized Maintenance Management System (CMMS) and manages all preventative maintenance schedules and asset data in the CMMS. This position will liaise with the maintenance teams and customers to ensure required resources are identified, planned, estimated, organized and scheduled prior to execution for efficient utilization of the maintenance resources. This position will need to work closely with other functions in the business to support business goals. In addition, this individual will have responsibility to ensure applicable business information/work order data is stored and maintained to support business decisions when needed.

Responsibilities

Reliability & CMMS Management

·  Lead efforts to improve overall maintenance program effectiveness through continuously improving preventive maintenance strategy
·  Robust understanding on how to fully utilize a computerized maintenance management system (CMMS).
·  Plans maintenance activities and determine PM frequencies on a daily, weekly and monthly basis utilizing CMMS and other tools.
·  Complies with all account CMMS standards and specifications to ensure database integrity and standardization
·  Develops CMMS training materials and conducts trainings

Work Order Management & Planning

·  Optimizes the maintenance inventory by balancing work load by time period and available labor, supports parts and material procurement tasks, associates material to job plans for auto orders, and works with engineering to optimize maintenance schedules
·  Reviews and prioritizes requests, determines activities required for completion of work and sets completion date
·  Visits job sites for work order clarification, communicates with work order requesters as needed
·  Coordinates with client representatives to understand their needs and to ensure the work schedule takes account of the downtime windows negotiated with clients, where necessary
·  Works with Facility Managers, operations and technicians as required to complete the work.

Reporting & Miscellaneous Tasks

·  Tracks KPI metrics for work completed past due, labor hours, inspections and asset costs
·  Analyzes metrics from the CMMS to improve uptime and reduce costs and maintain quality data
·  Assists the Reliability Manager and FM team in various duties
·  Conducts monthly building audits
·  Complies with all safety, security and Company policies and procedures.
·  Creates and runs various work order metrics reports as needed

Qualifications

·  CMMS experience; working with work order execution and preventive maintenance planning/scheduling
·  Facility maintenance background which includes understanding of HVAC components, electrical, plumbing, fire sprinkler systems a plus
·  High school diploma required
·  Associate degree or combined technical training /relevant a plus
·  Minimum 3 years years scheduling work teams with CMMS systems
·  Excellent interpersonal communications skills are required.
·  Able to interact with all levels of the organization and outside contractors, and engineers.
·  Strong skills in Microsoft Office, specifically Excel
