Building Maintenance Technician

Job description


·  This position is responsible for focusing on operating, maintaining, troubleshooting and repairing facility equipment on all building systems including critical environment data center systems
·  Install, repair, and maintain electrical controls, switching, and motor controls
·  Assist with the installation and repair of single and three phase motors, run conduit, pull wiring to machinery, motors, and operating parts.
·  Execute and monitor the preventative and predictive maintenance program for all Critical Environment equipment  
·  Provides Critical Environment operational reports outlining system short falls in meeting customer reliability requirements
·  Develop cost effective recommendations to improve system reliability
·  Assist with site technical staff training to improve data center knowledge and elimination of human caused interruptions
·  Maintains good tenant relations through prompt and courteous response to tenant requests within the guidelines set forth by JLL
·  Makes adjustments and changes on HVAC equipment and building environmental controls
·  Maintain building lighting fixtures    
·  Uses design criteria and engineering knowledge to recommend and make adjustments to HVAC system to maintain proper operation   (these adjustments and changes must be within the guidelines set forth by the Chief Engineer or Assistant Chief Engineer)
·  Performs all maintenance in a professional and safe manner
·  Performs preventative maintenance program duties as required
·  Reviews on a regular basis and be prepared to follow all current emergency procedures set forth by JLL and the assigned property
·  Maintains ethical, professional and courteous relations with contractors
·  Acts as a team member with all employees of the management staff
·  Complies with all written JLL Company Policy
·  Complies with national, state and local codes
·  Purchases parts and supplies according to company policy as directed by Chief Engineer or Assistant Chief Engineer
·  Aids in the ordering, stocking and inventory of parts and supplies as directed by the Chief Engineer or Assistant Chief Engineer
·  A self-starter that can work with a team as well as independently with minimal direction

Other Functions:

·  Participates in the inventory of supplies and parts.
·  Utilize MAXIMO CMMS
·  Utilize Alber Battery Monitoring Systems
·  Maintains the integrity of all mechanical and electrical spaces.
·  Performs preventative maintenance program duties including record keeping.
·  Assumes additional responsibilities and authority as delegated by the Chief Engineer or the Assistant Chief Engineer
·  Good time management skills and timely completion of tasks as must

Essential Physical Abilities:

·  Visually inspect machinery and buildings
·  Walks up and down stairs for inspections and emergency procedure practice or implementation
·  Detects emergency alarms - auditory and/or visual
·  Inspections may require getting on hands and knees to inspect inaccessible areas
·  Ability to work weekends and extended hours
·  Climb ladders to make inspections above ceiling
·  Trained and capable of moving chemical distribution containers, drums and tanks via pallet jack or when required, forklift
·  Able to climb ladders and perform maintenance activities on building roofs
·  Ability to lift up to 50 lbs

Essential Knowledge and Skills:

·  Good computer and communication skills required
·  Reads and understands equipment instruction manuals
·  Ability to communicate effectively with building customers
·  Communicates essential information needed for decision making
·  Interprets a variety of instructions furnished in written, oral or schedule form
·  Identifies and resolves mechanical problems
·  Understands basic building system design and operation, i.e., fire system, domestic water system, HVAC system, boilers and electrical distribution system
·  Knowledge of ATS, UPS, PDU, Generators, High Voltage Dual Feed Systems, Battery Monitoring Equipment
·  Uses proper organizational skills and compiles appropriate information to plan and complete assigned tasks efficiently and effectively
·  Able to read and interpret blue prints and schematics
·  Safe work practices

Experience:

·  Minimum 2 years of experience industrial building operations and maintenance
·  Documented Experience in critical environments is required preferred

Education: 

·  High School Diploma or GED preferred
·  Universal CFC Certification preferred
