Summary:

***This position requires a Massachusetts Refrigeration technician license***

 

Reporting to the Site Manager, the Building Services Maintenance and HVAC Supervisor is a hands-on leadership role with two maintenance technician direct reports.

·  Supervise a workforce of two (2) maintenance technicians and assign performing routine maintenance work order assigned by the management representative or building control supervisors.
·  Oversees and directs other contractors providing maintenance, repair or construction services in the buildings.
·  Ensures inspections, logs and records are being performed and maintained.
·  Directs and plans the activities and establishes priorities for the workforce.
·  Prepares purchase requisitions, receives material, as well as reconciling invoices relating to materials ordered.
·  Maintains and operates a computerized maintenance program.
·  Aids management representative in overseeing tenant renovation projects.
·  Hands on responsibility for maintaining, operating, and troubleshooting air handlers, VAV boxes, and all associated air exchangers, piping, pumps, controls and monitoring.
·  Responsibility for equipment startup, monitoring, and efficient operation
·  Responds to HVAC and other complaints from tenants assisting other trades as necessary.
·  SECONDARY RESPONSIBILITIES: Performs other tasks as instructed including, but not limited to painting, cleaning, snow removal, landscaping or assisting other trades as assigned.
·  Completes all other tasks required by his immediate supervisor.
Requirements:

·  Minimum five (5) to seven (7) years relevant experience in public, industrial or office buildings of 500,000 sq. ft. or equivalent.
·  Minimum five (5) years’ experience on large AHU (20,000 CFM) systems.
·  Experience in complex building systems, including HVAC systems, power distribution systems, plumbing systems.
·  Must possess Massachusetts Refrigeration technician license.
·  Good communications and management skills
·  Ability to respond to emergencies on a 24-hour basis
·  Excellent initiative and troubleshooting skills required as well as good problem and conflict solving skills.
·  Computer literacy and knowledge of computerized maintenance programs (CMMS/Maximo) a must.
·  Must have hands on proficiency with pneumatic controls and be able to adjust and troubleshoot them rapidly.
·  Must know operation and maintenance of all air and water systems in public, industrial or office building with a variable air volume HVAC system.
·  Ability to bend, stoop, climb and crawl.
·  Ability to work from ladders, lifts, scaffolding and in tight places.

Skills:  

·  Electromechanical/building automation engineering & technical background.
·  Written and oral communication skills.
·  Strong MS Office computer skills and knowledge of Information systems.
·  SCADA, HMI, and associated industrial automation controls.
